Property Legal Description: SECTION 04 TOWNSHIP 19 RANGE 01 QUARTER 44 LAKE JOSEPHINE RIVIERA # 1: LAKE JOSEPHINE RIVIERA # 1 L 79 EASE OF RECORD
This property is great for someone that wants to build but not great for recreational property in terms of camping. The covenants on the island are strict in that you cannot even camp on the land while you build.
However, if you look at prices for homes on the island, even the cheapest go for quite a bit once in place. Until you build you still have to pay HOA dues and they stay low even once you have built. Power and water are in at the street, the lot is buildable and you must build 1000sq ft minimum.
This beautifully wooded lot sits directly 700' off Josephine Lake and 1000' from the bay! Saltwater Beach rights included with this special property. Also enjoy a Riviera Club membership with executive Golf Course access, Tennis / Volleyball/ Basketball/ Pickleball Courts, access to the Harbor and Campground. Josephine Lake is private lake and an exciting place to make home or to set down permanent roots.
Anderson Island received its name in 1841 by Commander Charles Wilkes in honor of Alexander Caulfield Anderson, the chief trader of Hudson's Bay Company. This 7.75 square mile island has a variety of lush second growth forests, tidy neighborhoods and open farmland. Anderson Island has three fresh water lakes-great for recreation. You will find Anderson remains calmly pristine and unspoiled in comparison to it's San Juan Island counterparts. Enjoy inspiring views of the Olympic Mountains, Mt. Rainier, Eagle Island, South Sound islands and the Salish Sea. Local feathered friends are plenty, loons, herons and soaring eagles outnumber people on most of the Island. Photographers enjoy lovely marine views of Mt. Rainier, neighboring McNeil Island, the Olympic Mountains and surrounding south Puget Sound. Witness the Orca J pod in the surrounding waters. Catch Dungeness crab, shrimp, prawns, king salmon, and more. Lake residents and visitors alike enjoy stunning sunsets from lakeside decks while letting the quiet waters of Lake Josephine ease away their cares. Anglers enjoy casting in their lines for rainbow trout that are stocked annually in Josephine Lake. Lake Florence is cool, spring fed, quite clear, and does not change much in shoreline all year. The island has one of the best swimming holes in Western Washington, bar none!
The Riviera Community Club has two beautiful lakeside parks, complete with new playground equipment and a zip-line at Interlachen Park. In addition, the Anderson Island park district offers another 18 beautifully maintained parks. Andy's Wildlife Park encompasses 170 acres of wetlands, tidal estuary, and a forest on the island. There is an extensive trail system for hikers that is best utilized during the summer due to wet conditions, as well as a fenced, off-leash dog park. During warmer months consider a kayak or boating trip around the island. Oro Bay and Eagle Island are popular destinations for paddlers and the more experienced can break out on their own and make the 13-mile trip around the island in around four hours. Bring your own kayak or watercraft as rentals aren't available onsite.
If you come on a summer weekend, you'll want to stop by the historic Johnson Farm, which was established in 1896 by Finnish-Swedish immigrants John and Alma Marie Johnson. Many of the old buildings remain at this landmark farm, which also functions as the site of Historical Society events.
