$2,000 Cash - Finders Fee payable for PRIVATE Creston property deal:

We plan to sell our 3-level, nearly 2,200 sf townhouse, located a block from the ocean and Government Wharf in a quiet area of beautiful Sooke, BC (see www.ServingSooke.com) and about 2 minutes from the town centre, this spring. Built in 2008, it has 3 bedrooms, 4 bathrooms, and rec room, with 9’ ceilings on the first 2 levels. Comprehensive strata fees are just $286. Conservative selling price is $425,000 reflecting a need for update to the original flooring and paint. Realtor pricing estimates are closer to $450,000 (and rising).

We want to build or buy a similarly spacious home in the Creston area, either on a large lot in a modern neighbourhood or on serviceable acreage within 30 minutes of town. As to value, we’re targeting $50-60,000 for a serviced lot or $100,000 for a small acreage, and up to $420,000 for an existing modern home over 2,200 finished sf (or 3,000 finished sf with a usable suite).

We’re also looking for a qualified builder, should the lot option be chosen (everyone sounds pretty busy this year).

We are already monitoring the few MLS listings through our realtor at Creston Valley Realty. Being on a fairly tight budget we’re also hoping for a heads-up on a suitable opportunity that isn’t on MLS (where it would get many thousands of dollars in commission factored in). We're also checking PropertyGuys so don't need duplicate referrals from them.
